I closed on my first note deal — a land-backed senior note at a 60% discount. The deal was a win. The analysis process was a nightmare.

I spent weeks in spreadsheets, comparing performing notes one by one. Every new tape meant starting over. I was tired of second-guessing whether an 11% UPB in one market beat 15% in another once you factor in servicing, state timelines, and LTV reality.

So I built a tool for my own company — SunShineson Finance. It turned a 3-day analysis grind into a 5-minute decision. Now I'm making it available to other note buyers.
